The year is starting to gain momentum here in Bel Marin Keys and Novato.
After the typical holiday slowdown, January numbers are in, and the early tone for 2026 feels more active than it did a year ago.
Nationally, mortgage rates have been hovering in the high 5 to low 6 percent range, briefly dipping to 5.99 percent. That move below 6 percent was small on paper but significant psychologically. We have already seen an uptick in mortgage purchase applications year over year.
Buyers are adjusting. They are recalibrating expectations instead of waiting indefinitely.
Here locally in Marin County, inventory is rising from December lows. That includes movement in Novato and Bel Marin Keys, where more sellers are beginning to test the spring market earlier than usual.
And here is what makes this interesting.
While inventory is building, demand for well-prepared homes remains strong. Across Marin, we are still seeing multiple-offer situations on desirable, turnkey properties. In contrast, homes that push pricing or need updates are seeing longer days on market and price adjustments.
That pattern applies directly to Bel Marin Keys.
Waterfront homes that are updated, staged properly, and priced with precision are attracting attention. Buyers are willing to pay for condition and location. But they are no longer overlooking deferred maintenance or inflated expectations.
This is a thinking market.
Spring is historically the busiest and strongest appreciation season in Marin County, including Novato and Bel Marin Keys. Inventory tends to peak in late spring. Sellers who prepare early often benefit from the first wave of motivated buyers before competition builds.
If you are considering selling your Bel Marin Keys waterfront home, now is the time to begin planning. Strategic pricing, thoughtful preparation, and proper positioning make the difference between sitting and selling.
For buyers watching Bel Marin Keys or Novato, this is your preparation window. Inventory is improving, which means more options and potentially better value alignment. As we move into March and April, competition historically increases.
The early-year energy feels real. Open houses are busier. Conversations are happening sooner. Buyers are stepping forward.
If you are thinking about making a move in Bel Marin Keys or anywhere in Marin County this year, let’s talk strategy. We are working on a couple great listings that will hit the Bel Marin Keys market later this year.
Thank you for your continued trust and referrals. I am always here as a resource.
